If you’re selling your Knoxville home this summer, you may find yourself in a multiple offer situation.
With a low inventory of houses on the market and many buyers ready to buy, the Knoxville real estate market has transitioned back into a seller’s market.
While getting multiple offers is every seller’s dream, it can be difficult to choose the right offer. Here is some advice of how to deal with multiple offers when selling your Knoxville home.
Choose The Right Buyer
The right buyer isn’t always the buyer offering the most money. You’ll want to identify the buyer who is truly committed to seeing the deal through.
A good buyer will be pre-approved (even better if with a local lender) and working with a local agent. Your realtor should be able to help you identify these traits in a potential buyer.
Look At All The Terms
When it comes to receiving multiple offers, there is a lot more to think about than just overall price.
While price is important, there are other things to think about as well. Is the buyer asking for closing costs or a home warranty? How quickly do they want to close? Are they waiving inspections? These are all things that can cut into you bottom line.
Work With With What You’ve Got
Once you’ve figured out which offers you’ve got the most potential with, counter back with the terms that you want, whether it be a higher price or no closing costs. You can work with a few different offers until you come to an agreement with one of the buyers.
