We mean sell quickly and for more than the list price when we say sell. This is the ultimate goal.
If you choose the correct listing price, all of the work you’ve done upfront to get your home ready to sell will matter. If you select the incorrect initial listing price, nothing will matter because the house will not sell.
That’s why pricing your home to sell slightly below where it should sell is the best strategy. Just like eBay, you create the same frenzy among the buyers.
You’ll get multiple offers, and if you’ve got experts like the Knoxville Home Team on your side, they will help drive the price of your home up, not down.
Our years of experience points to homes selling for more than list price most of the time when priced correctly. Conversely, what if you list your home where you think it will sell or what YOU want for the home? The likelihood is that your home will sell for less. Here’s why.
If the home is not perceived as a value to the market, you’ll get fewer showings, fewer qualified buyers, and not very serious agents. It will sit on the market for an extended period, and the market will perceive that there is something wrong with your home because it hasn’t sold.
When this happens, you’ve got to reduce your price, but, sadly, not even that may be enough to get the showings you’ll need to get your home sold. The longer your home sits on the market, the less it will sell for 90% of the time. Sure there are those anomalies, but why take the risk? Price it right the first time, control the market perception of your home, and sell for more.
One word of caution. This approach leads to a quicker sale and nets the seller more money than if they had priced it above the market at the beginning of the listing period. These are all good things for the seller. However, one group of people will not be happy with this approach.
That’s agents submitting offers for their buyers on your home because now they have to compete with other buyers’ offers. I don’t know about you, but I can live with that. 🙂
