There are many things that you can change about a home, but location is not one of them.
A West Knoxville neighborhood’s location is more significant that many buyers realize. There are certain things that can significantly hurt a neighborhood’s property values when they are too close to that particular location. And, unfortunately, no amount of money can flaws in a West Knoxville neighborhood’s location
Here are 5 location flaws that can significantly affect home values.
West Knoxville neighborhoods that are close to railroad tracks can be an undesirable neighborhood trait. Buyers who don’t want to be plagued by the sound of the train in the middle of the night or all hours of the day may steer clear of neighborhoods where railroad tracks are close. In addition, buyers may want to steer clear of the chances of getting stopped at railroad tracks on a regular basis.
Being close to schools can be both a blessing and a curse. For some buyers, neighborhoods that are close to school can be beneficial because when kids are attending those schools it is a close commute to school every day. Still, being close to schools, particularly high schools, can be difficult due to the traffic. When a neighborhood is close to schools, residents can deal with traffic issues when before/after school and during school functions.
Commercial and industrial properties can be undesirable when they’re too close to a West Knoxville neighborhood. Oftentimes, neighborhoods that are near commercial or industrial properties can produce undesirable noise, smells, and traffic. These areas can also be unsightly to look at when they’re too close to the neighborhood and homes back up to them.
West Knoxville neighborhoods that are close to the interstate are plagued with the constant drone of traffic. If you’re like most buyers, that’s not the comforting sound you want to hear every night when you fall asleep. Neighborhoods that are in close proximity to the interstate and get the constant sounds of traffic don’t tend to keep their property values as well as homes that are away from all of the noise.
Do you want to be woken up at 2 a.m. in the morning to the sound of sirens? For most buyers, this is a resounding no. While it can be comforting to know that a fire station is close to a West Knoxville neighborhood, this location flaw can be more of a headache (quite literally) than it’s worth. You may be a sound sleeper and not wake every time a firetruck barrels out at 3 a.m., but for buyers in the future, this can be a major locational flaw. For those buyers who don’t want to be near the noise, they may opt for a neighborhood that is away from all of the commotions.
