Don’t Get Distracted By The Model Home
Model homes are meant to make you fall in love with a builder’s product. They’re usually filled with all of the top of the line upgrades and professionally staged for your viewing pleasure. It’s no wonder that many buyers fall in love with model home. Just keep in mind when it comes to actually building a house of your home, that those upgrades can cost a pretty penny. Generally, builders have a base price for each floor plan then you pay on top of that for upgrades, like flooring, counter tops, and even the lot. If you want all of the upgrades that you see in the model, it’s good to ask how much it would actually cost to build that model.
Forgetting What’s Included In A Home
Having a home with everything new can be great, but, new homes don’t always come with everything that you would expect. It’s important to find out what exactly is included in a home and what additional items your have to pay for. Generally, appliances are included in a basic builder package, but things like closet shelving and blinds aren’t always a part of that. These are additional costs that you’ll want to factor into your budget.
Consider The Cost
When you sit down with a builder and figure out what it will roughly cost to buy your home after all of your upgrade, it’s also important to consider the overall cost to buy a similar home that has already been built. Is it going to cost your more to build a home? Or, is the price essentially the same? Also, don’t forget that you may be able to get an “almost new” home in the same neighborhood. All neighborhoods have some level of turnover, you may be able to find a home that is still very new and comes with all the upgrades without the price tag.
Factoring In The Building Timeline
Builder can be slow and weather can cause delays in building your home, so there is no guarantee the home will be completed by the time you hoped. It’s important to consider whether or not you have the time and patience for a new home to be finished. Construction on a new home can take anywhere from 4 to 6 months. Just be sure you have a flexible timeline if you’re moving into a brand new home.
Inspections Are Not Optional
Just because a home is brand new, it doesn’t mean that the home is perfect. Unfortunately, not all builders are reputable. Hopefully, you’ll do your research into builder prior to building a home with them, but if you do it’s still necessary to get a home inspected prior to closing, that way you’ll know if there are any issues. A home inspector can offer an unbiased opinion about the state of the home.
