3 Things That Buyers Do That Drive Sellers Crazy
Buying a home can be tough. It can be stressful and overwhelming.
But, there’s one thing that you don’t want to be in a transaction: crazy.
There are times where buyers go a bit nutty during the process. With all of the stress and with what is at stake, some buyers let the process get the best of them.
While no one would blame you for going a little nutty during the process, you don’t want to go full-on crazy that you make the transaction fall apart. In this post, we’ll cover 3 things that buyers do that drive sellers crazy.
No one likes to have their time wasted. When a buyer wastes a seller’s time, there is nothing more frustrating.
Buyers can sometimes forget about a seller’s time when it comes to showings. Buyers who show up late for showings and stay long past their intended appointment can drive sellers crazy. This can be magnified when a buyer then comes back for a second and third showing. Then decides not to write an offer.
When you visit a house, it’s important to remember that you’re affecting a seller’s time, too. They took the time to get out of the house and get the home ready for you. The seller may have pets or kids that they have to get out of the house every time they have a showing. Every seller knows that showings aren’t convenient, but it can be really annoying to have the same buyer waste your time over and over again.
On another note, oftentimes, these buyers will ask a million questions about a house, only to not make a move. Just remember, you’re not the only one who is investing time into this. Be sure you’re serious about a home before you go back for multiple showings.
There is no room for mind games in a real estate transaction, especially in today’s competitive market.
If you’re not serious about a house, don’t make an offer. There’s nothing more unfair that making an offer then withdrawing it at the last minute. This could potentially cause a seller to reject other potential offers or for other buyers to miss out on a home that they’re really serious about.
Or, even worse, making a completely unrealistic offer. Don’t make an offer significantly before list price when there is no real reason for it other than you want to see what the seller will do with it. This isn’t a good way to feel a seller out. There’s a pretty strong chance they’ll reject your offer outright or that you’ll make them think you’re a bit crazy from the start of the transaction and that’s no way to start of a real estate transaction.
Avoid playing games in a real estate transaction. If you’re a serious buyer, act like it.
Requesting Unreasonable Repairs
A home inspection is done so that a buyer knows the condition of the home they purchase. This allows them to request any repairs from the seller prior to purchasing it. It also allows the buyer to walk away if the issues are too serious.
Unfortunately, there are times when buyers want to request a laundry list of repairs from the seller. This can drive sellers batty. Oftentimes, sellers may have already agreed to things in a contract like closing costs or a lesser sales price in order to get the home sold. So when a buyer comes back with a ton of unrealistic repairs, it can drive sellers crazy.
A home inspection is done to inspect the big issues. It’s those issues that should be repaired, not the tiny ones that a buyer could easily do on their own or are inexpensive to repair. Requesting more than big items from a seller can drive them crazy or cause them to walk away altogether.
Any home, even a new one, may have a few issues. A home inspection just helps give you a full picture.
